Concrete Work Across the Line in Niles
Niles sits just north of the Indiana line, and we work there as concrete contractors the same way we do in South Bend: driveways, patios, stamped concrete, steps, slabs and repairs. The city had 11,988 residents at the 2020 census on 5.95 square miles, and it straddles Berrien and Cass counties in Michigan. Its nickname, the City of Four Flags, comes from the French, British, Spanish and American flags that flew over Fort St. Joseph.
A long history, an older housing stock
The fort was built in 1697. The town as it exists today was settled in 1827, became a village in 1835 and a city in 1859. The Amtrak station building dates to 1892 and is on the National Register. A city that old has many homes with original or long-patched concrete: narrow walks, steep porch steps, single-lane drives and slabs that have sunk next to the foundation.
Census QuickFacts lists the owner-occupied rate at 63.2 percent for 2020 to 2024, so most Niles homes are owned by the people living in them. Owners are the ones who call about replacing a heaved walk before someone trips, or squaring off a crumbling apron.
Michigan winters on a river
Wikipedia's climate figures for Niles show an average of 62.0 inches of snow a year and an average January high of 29.3 degrees. The city lines the St. Joseph River, and Riverfront Park runs along about a mile and a half of shoreline. Between snow, cold and wet ground, Niles concrete takes a beating.
Our approach for every outdoor slab here: 1. Remove soft or organic soil and compact what is left 2. Place and compact a gravel base 3. Use air-entrained concrete, which resists freeze-thaw damage 4. Slope the surface for drainage 5. Cut control joints on a planned layout 6. Cure it right, then seal it after it is ready
Steps that meet the porch
Older Niles homes often have tall porches, and the concrete steps leading up to them settle over the years. When they drop, the top step pulls away from the porch and leaves a gap that catches feet and lets water run behind. We replace the steps on a new footing, keep the risers even and leave the top landing deep enough to stand on while you open the door. A broom finish or a light texture adds grip for icy mornings.
Walks along older streets
On older streets with big trees, roots lift slabs over the years and leave tilted edges that catch toes and snowblowers. When we replace a lifted section, we cut out the old slab, check whether the root can be bridged with a thicker section or a slight reroute, and pour the new piece flush with its neighbors. We never cut major roots without telling you first, since that can harm the tree.
Patios and stamped finishes
For back yards, we pour plain or stamped patios. Stamped concrete can mimic flagstone, slate or brick, and a border in a contrasting color frames the space. Sealing every few years keeps it looking right in a climate with this much snow.

Niles Questions
Do you work in Michigan as well as Indiana?
Yes. Niles is part of our regular area along with South Bend and the rest of Michiana. We check Michigan and City of Niles permit rules before each job.
Why do my porch steps have a gap at the top?
The steps have settled away from the porch. Patching the gap rarely lasts. New steps on a proper footing close it for good.
Is stamped concrete a good idea with Niles winters?
Yes, if it is air-entrained, cured well and resealed every few years. The sealer keeps water and salt out of the surface.
