Dunlap Homes and Their Concrete
Dunlap is a census-designated place in Elkhart County, and the concrete contractors who work here mostly serve owners of single-family homes with attached garages. It was once a small farming community. By the 1980s it had become a suburb of both Elkhart and Goshen. The 2020 census counted 6,442 residents and 2,320 housing units on about 4.93 square miles.
A town that was rebuilt
On April 11, 1965, two F4 tornadoes during the Palm Sunday outbreak destroyed most of Dunlap. Combined, they killed 67 people and injured 573, and President Lyndon B. Johnson visited days later. Much of what stands in Dunlap today was built after that storm and in the suburban growth that followed. That means a lot of driveways and garage floors poured from the late 1960s through the 1980s and beyond. With 6,442 people on about 4.93 square miles, Dunlap is a suburb of ordinary-sized lots rather than farms, and most homes have an attached garage with a driveway running straight to the street.
Concrete from that era has had 40 to 60 years of Indiana winters. At that age, common problems include:
- Driveway sections that have sunk near the garage or tipped at the street
- Garage floors with cracks running across them and pitted surfaces near the door
- Walks lifted by trees planted when the house was new
- Patios that have settled toward the house
Repair or full replacement
Not every old slab must go. If most of a driveway is sound and only a few sections have failed, we saw-cut along existing joints, remove the bad pieces, fix the base and pour new sections to match. If scaling and cracking cover the whole slab, a full tear-out is better value over time. We explain which approach fits your driveway before we write the estimate.
Garage floors
An attached garage floor in Dunlap goes through a lot: salt-laden slush dripping off cars all winter, oil, the weight of vehicles parked on the same spots every day. When a garage floor is past saving, we remove it, rebuild the base and pour a new floor with a slight pitch to the door. We can replace the apron at the same time so the joint between the floor and the driveway is clean and level.
Patios and walks
With lots that are larger than in the cities, many Dunlap homes have room for a good-sized patio. A broom-finish patio is simple and practical. Stamped concrete adds a pattern and color. For walks, we set a gentle slope and a light broom finish for grip.
Driveways for two-car households
Many families now have more cars than their driveway was built for. Widening the driveway or adding a parking pad along the side is a common request. We cut a straight, clean edge on the old slab, dowel the new section into it where the slabs need to move together and pour the addition on a fresh compacted base. That keeps the new piece from sinking away from the old one over time.
Between two cities
The Interurban Trolley's Concord and Elkhart-Goshen routes run through Dunlap, tying it to both cities. Homes along those busier roads take more plow spray and slush at the end of the drive, so on those aprons we thicken the edge and recommend a penetrating sealer. Avoid deicers with ammonium nitrate or ammonium sulfate, which attack concrete.

Dunlap Questions
Can you replace just part of my Dunlap driveway?
Yes. If only some sections have failed, we saw-cut along joints and replace those pieces on a repaired base.
Who handles permits in Dunlap?
Dunlap is unincorporated, so permit questions go to Elkhart County. We check what your project needs.
Can you replace my garage floor and apron together?
Yes, and it is often the smart way to do it. It gives a clean, level joint where the garage meets the driveway.
