Flatwork for a Lake-Effect City
Concrete Contractors South Bend builds and fixes the flat concrete around houses in South Bend and the Michiana towns near it. That means driveways, back patios, stamped surfaces, front walks and porch steps, floors for garages and sheds, and repair or partial replacement when a slab has sunk, heaved or flaked.
Two local facts set the terms for that work. Snow comes first: Lake Michigan is about 20 miles away, the city averages roughly 64.5 inches a season, and January highs sit just under freezing. Outdoor slabs get wet, freeze, thaw and get salted over and over from late fall into spring. Age comes second: Census figures summarized by Point2Homes give a median year built of 1955, so a lot of the concrete in town is older than the people living next to it.
Questions we settle before pricing
- Where will the water go? Downspouts, yard grade, the garage floor and the street apron all get checked.
- What is underneath? If the old slab is thin or sits on soft soil, the price includes digging it out and building a compacted stone base.
- What will sit on it? A grill, a sedan, a pickup and a camper each call for a different thickness and amount of steel.
- Does it touch public property? Walks, curbs and aprons in the right-of-way follow city or county rules, and we find out which ones apply to your address.
Those answers become separate lines on a written quote. If the scope has to change once the old concrete is out, the change is written down and approved by you first.
Where our work stops
We pour flatwork and small slabs. A leaking basement wall or a foundation that is moving belongs to a different trade, and we say so plainly rather than sell you new concrete on top of a bigger problem.
